From Industrial Past to Affordable Future
Kent Construction Consultants were appointed by Kinovo Group as the project's Quantity Surveyors and Project Managers, working alongside Abbey Design, the appointed architects, and DCB (Kent) Limited as the main contractor. Located in the vibrant and evolving neighbourhood of Alperton, Afrex House is a high-quality affordable housing development designed to meet the growing local demand for accessible homes. The project involved the demolition of a disused industrial building and the construction of a part three, part five-storey residential block, delivering 31 modern, energy-efficient apartments. With a strong emphasis on sustainability, the scheme incorporates energy-conscious building methods and materials, aligning with contemporary environmental standards to reduce carbon impact and promote long-term efficiency. In addition to providing much-needed housing, the project includes significant public realm enhancements, including improvements to the adjacent footpath over the Grand Union Canal. These upgrades contribute to safer pedestrian access and greater community connectivity, supporting the ongoing regeneration of Alperton as a well-connected, inclusive, and sustainable urban area.
Brent's Bold Vision for Affordable Housing
The London Borough of Brent has set a clear and ambitious commitment to addressing housing need through the delivery of affordable homes. In line with the borough's planning policy, new residential developments are expected to provide up to 50% affordable housing, with a tenure split prioritising 70% genuinely affordable rented homes (such as social rent or London Affordable Rent) and 30% intermediate housing (including shared ownership and London Living Rent), where viable. As part of its long-term housing strategy, Brent aims to deliver 5,000 new affordable homes by 2028, including 1,700 directly delivered by the Council. This forms a key component of Brent’s broader regeneration agenda, focused on promoting inclusive growth, tackling overcrowding, and meeting the housing needs of its diverse and growing population.
