Kent Construction Consultants have been appointed as Quantity Surveyors and Project Managers for a sensitive and innovative mixed-use development in Cheam, within the London Borough of Sutton. Common Ground Workshop serves as the appointed Architects for the project, which combines commercial hospitality space on the ground floor with five high-quality residential units above, alongside a new-build addition in a complex back land setting to the rear.

Situated within a designated conservation area, the design carefully respects and enhances the character of both the high street and rear elevations. The material palette and architectural motifs draw inspiration from the surrounding Arts and Crafts heritage, creating a harmonious dialogue between contemporary design and historic context. Throughout the scheme, refined detailing thoughtfully references the village’s traditional aesthetic. The intricate back land site posed unique challenges, including multiple party walls and close proximity to neighbouring properties. These constraints required a sensitive architectural response to maximise natural light, privacy, and amenity space, while balancing the needs of all stakeholders and adhering to conservation area guidelines.
