Appointed as Lead on Phase Two of LU2ON Development

Kent Construction Consultants are proud to be appointed by Strawberry Star to lead the delivery of Phase 2 of the landmark LU2ON development in Luton. Our role as Chartered Quantity Surveyors and Employer’s Agent reinforces our client’s commitment to excellence, bringing rigorous cost management, contract administration, and client-focused representation to this major residential-led scheme. Phase 2 comprises 597 high-specification residential units, forming part of a transformative mixed-use masterplan. Delivering Strategic
Value at LU2ON

LU2ON is Strawberry Star’s flagship regeneration project, revitalising a 6.8-acre former brownfield site once home to the Vauxhall Motors factory. Ideally located adjacent to Luton Airport Parkway Station, the development offers excellent connectivity to London, just 23 minutes to King’s Cross, making it a highly attractive destination for commuters and investors alike. As a key part of Luton’s wider £1.5 billion regeneration programme, LU2ON benefits from significant infrastructure enhancements, including the new DART light rail link, airport upgrades, and broader economic investment in the region.

A Landmark Mixed-Use Community

The masterplan for LU2ON is centred around delivering a vibrant, community-focused urban quarter. Upon completion, the development will feature over 1000 contemporary apartments, a 300-bed four-star hotel, and over 100,000 sq ft of retail and commercial space, seamlessly integrated with extensive public realm and community infrastructure. 

Following the successful completion of Phase 1 by others, which delivered 400 units (including 78 affordable homes), Phase 2 currently under the management of Kent Construction Consultants, adds a further 597 units, helping to meet growing regional housing demand. 

Designed for modern urban living, the apartments feature a mix of studio, one- and two-bedroom homes, offering premium specifications such as underfloor heating, luxury modular bathrooms, and floor-to-ceiling triple-glazed windows. Residents also benefit from a range of lifestyle amenities, including rooftop gardens, fitness facilities, cafes, restaurants, boutique retail, 24-hour concierge services, and secure parking and bicycle storage.

Supporting Long-Term Growth and Investment

Beyond residential living, LU2ON delivers vital social and commercial infrastructure: landscaped public plazas, childcare facilities, a pharmacy, a supermarket, and 10,000 square metres of accessible public realm. The design team includes renowned architects and landscape specialists Flanagan Lawrence and Gillespies, with construction led by JJ Rhatigan during Phase 1.  

With a total development value of £280 million, the scheme is backed by major private sector investment, including £83.3 million from Urban Exposure and £75 million from Cheyne Capital. LU2ON has already received several industry accolades, including “Best Off-Plan Development - First Time Buyer Readers’ Awards” and “Best Mixed-Use Development (UK – 5 Star) – International Property Awards”.
