Kent Construction Consultants has been appointed to provide Quantity Surveying and cost management services for the transformative Albion Waterside development. Working in close collaboration with Joseph Homes, the project’s visionary client, and the award-winning JTP Architects, Kent Construction Consultants plays a critical role in ensuring the commercial viability and delivery of this landmark regeneration scheme. Our team is supporting the project from inception through to delivery, providing robust cost control, procurement strategy, and risk management to guide the project through each phase with precision and value.

A Strategic Partnership for Sustainable Regeneration

Albion Waterside represents a key part of the long-term regeneration of Gravesend’s riverside, transforming a previously underutilised industrial site into a thriving, modern waterfront community. The project is being delivered in partnership with Homes England, whose support reflects the national significance of the scheme and its potential to unlock housing, infrastructure, and environmental improvements at scale. Together, the partnership is driving forward a sustainable vision for Gravesend, one that enhances local character, boosts connectivity, and delivers tangible social value.

Transforming an Underutilised Industrial Site into a Vibrant Riverside Destination

Albion Waterside is set to become a major new riverside quarter, delivering a high-quality, sustainable extension to the town centre. The development will introduce a vibrant, mixed-use community comprising up to 1,500 new homes, complemented by extensive landscaped open spaces and a suite of valuable new amenities.

The scheme has been carefully designed to foster a tenure-blind community, offering a diverse range of housing options across multiple phases. These include market sale, affordable housing, later living accommodation, and build-to-rent properties, all thoughtfully distributed throughout the site.

Reconnecting People with the River

At the heart of the masterplan is a bold ambition to reconnect the town with its waterfront. A new 350-metre-long riverside promenade will draw residents and visitors alike to the River Thames, activating the edge with pedestrian access, green corridors, and leisure opportunities. 

The site's natural and historic assets, including the River Thames frontage, Embankment Marina, Albion Parade, and the historic Thames and Medway Canal, will be reimagined to create a character-rich environment defined by green and blue infrastructure.

A Landscape-Led Approach

Buildings fronting the river will feature elevated podium gardens, offering panoramic views across the Thames Estuary. The scheme also introduces a significant new linear park, tracing the alignment of the former canal and incorporating three distinctive water features designed to enhance local ecology, promote biodiversity, and bring nature into the core of the development. 

In total, over 65% of the site will be dedicated to open space, with nearly 50% delivered as public realm. This strong emphasis on landscape and accessibility will create a lively, inclusive urban environment, encouraging interaction, supporting wellbeing, and helping to foster a strong sense of community.
