A Landmark Residential Development for Rochester

Ironmonger Yard is a major new development from Donard Living, located at the junction of Rochester High Street, Corporation Street, and Star Hill. We at Kent Construction Consultants are proud to be appointed as Quantity Surveyor and Employer’s Agent on this flagship scheme. We join a talented and experienced project team that includes Todd Architects, Churchman Thornhill Finch (landscape design), Savills (heritage and planning), Hoare Lea (sustainability and MEP), Currie & Brown (project management), and Maxim PR (public engagement).

Reimagining a Historic Brownfield Site

The project is designed to transform a long-vacant brownfield site into a vibrant, residential-led community that blends historic sensitivity with modern living. Originally known as Bardell Wharf, the proposal has been significantly revised in response to community feedback and heritage considerations. The scheme now comprises 296 new homes, scaled down from the original 374 to better align with the character of the area and current housing needs. These homes will be delivered across four buildings and will include a mix of one- and two-bedroom units. A portion is designated for later-living accommodation, and the overall offering includes properties for both sale and rent. Approximately 10% of the homes will be affordable. Parking is provided with 53 on-site spaces and additional bays on Bardell Terrace, including car club spots to support sustainable mobility.

Architectural Design That Honours the Past

Architecturally, the development has been carefully crafted to respect the local context, particularly given its proximity to the Star Hill–Sun Pier Conservation Area. The design incorporates traditional brickwork, varied rooflines, and recessed balconies, with stylistic nods to Georgian townhouses and historic riverside warehouses. The scale and materials have been selected to ensure a harmonious fit with surrounding buildings while still offering a fresh, modern appearance.

A Bold Commitment to Sustainability

Sustainability is a key pillar of Ironmonger Yard. The homes are designed to exceed current building regulations, incorporating energy-efficient systems and low-carbon technology. At least 20% of the parking spaces will be fitted with EV charging points, and secure cycle storage will be provided. While specific technologies like air-source heat pumps and PV panels are mentioned, the overarching goal is to support Medway’s transition toward a net-zero future.
