A Prestigious Barn Conversion in the Heart of the High Weald AONB

Kent Construction Consultants were proud to provide Quantity Surveying, Contract Administration, and Project Management services on the recently completed Spring Water Barn project, an exceptional conversion of a steel and concrete framed modern barn situated within the High Weald Area of Outstanding Natural Beauty (AONB) in Kent, transformed into a luxurious contemporary dwelling for a private high net worth client.

Visionary Architecture Meets Rural Sensitivity

The project was led by David Nossiter Architects, who envisioned a sensitive and innovative design that respects the barn’s rural setting while introducing a striking modern aesthetic. As architect, David proposed a veiled screen for the main elevation of the barn conversion. This veil cleverly filters natural light into the interior spaces while maintaining the barn-like form in the landscape with minimal fenestration, preserving the building’s discreet and harmonious presence within the AONB.

Framing Nature: Vignettes that Connect to the Landscape

Within this veil are carefully positioned vignettes that align with the building’s central circulation paths, creating framed views that connect the interior with the stunning surroundings. The barn enjoys an enviable location, offering vistas of woodland, a meadow, and even the distant sounds of a heritage steam railway threading across the horizon, each thoughtfully framed by these architectural vignettes, enhancing the immersive experience of the natural environment.

Sustainability and Innovation at the Core

A strong focus on sustainability and innovative design solutions was integral throughout the project. The conversion incorporates energy-efficient systems, sustainable materials, and passive design principles to minimise environmental impact while maximising occupant comfort. The building’s orientation and the veiled screen not only enhance natural lighting but also contribute to improved thermal performance, reducing the need for artificial heating and cooling.

Seamless Collaboration with Charisma Developments

Kent Construction Consultants collaborated closely with Charisma Developments, the appointed Principal Contractor, whose expertise was essential in delivering the intricate construction requirements of this bespoke barn conversion. Their team managed the complexities of working within a sensitive landscape and executing the architect’s detailed design with high craftsmanship and programme discipline. 

In our role as Quantity Surveyors, we provided rigorous cost planning, procurement advice, and financial control, ensuring the project stayed within budget while enabling the delivery of bespoke architectural features and sustainable technologies. As Contract Administrators, we managed the JCT contract efficiently, overseeing contractual compliance, variation management, and payment administration.

Coordinated Project Leadership from Start to Finish

Our Project Management role involved coordinating the client, architect, contractor, and specialist subcontractors, maintaining clear communication, mitigating risks, and keeping the project on schedule. This highly successful project management delivery was characterised by meticulous attention to detail, particularly in coordinating bespoke finishes and architecturally designed interiors that required finessed precision. We facilitated seamless collaboration across all teams to ensure that every element, from custom joinery and specialist glazing to intricate lighting schemes, was executed to the exacting standards set by David Nossiter Architects and the client. This level of oversight was essential in achieving the refined, high-end aesthetic that defines Spring Water Barn, guaranteeing that the design vision was realised fully and flawlessly.
